Property Acquisition
We evaluate our client’s requirement on a case-by-case basis, and based on their criteria initiate the property search.
Once a suitable property is identified we undertake extensive due diligence to ensure the value of the investment.
Throughout the process we act in our client’s best interests. Our services include:
  1. Check for conflicts of interest
  2. Agree terms of engagement
  3. Understand clients objectives and agree search parameters
  4. Conduct a comprehensive property search
  5. Produce a schedule of available properties
  6. Organise viewing tours
  7. Provide ongoing advice on the merits of an investment
  8. Once a suitable property has been selected we provide the following:
    1. A purchase report, including a summary of the economy and local amenities
    2. A comparable valuation to ensure the value of the property.
    3. Check measurements and final inspection
    4. Check planning use /consent / conditions / any proposed developments in the area.
  9. Undertake due diligence exercise for asbestos, legal title, contamination etc.
  10. Arrange for a structural survey to be completed.
  11. Negotiation and instruction of solicitors.
 
Property Sales
Our services include:
  1. Check independence to ensure there are no conflicts of interest.
  2. Agree terms of engagement with client.
  3. Gather all information regarding a property – inspection details, leases, legal title, planning information, OS plans, floor plans, warranties, energy performance certificate etc.
  4. Undertake due diligence – read the lease, legal title, planning, environmental, contamination, tenant covenant status and other statutory requirements to ensure there are no materials which may be detrimental to the sale of the property.
  5. Inspect and measure the property taking detailed notes and photo’s.
  6. Confirm the position of fixtures and fittings with the vendor.
  7. Research the market and assemble, verify and analyse comparable evidence.
  8. Undertake valuation of the freehold interest for marketing.
  9. Prepare marketing report to the vendor with recommendations.
  10. Obtain written approval of the contents of the marketing particulars.
  11. Undertake the marketing campaign as agreed.
  12. Negotiate sale.
  13. Liaise with the vendor’s lawyers in respect of Commercial/Residential property standard enquiries.
  14. Assist with any queries during legal formalities until completion of deal.
